Q. We can't use our timeshare this year, so I'm thinking of renting it. I want to list it on http://www.MyResortNetwork.com, but how do we know what the right price is. We need to get it rented, but we don't want to leave money on the table....Amy M.

Ty: There's no set formula you can use to establish a value. But here are some things that might help you establish the right price. The rate that your resort would charge for the rental is a ceiling, as nobody would pay an individual the same as they would the resort. Common sense dictates that the higher the demand and lower the supply, the higher you can price it. If your week and resort is in high demand, you can try to charge 80% of the rental rate that the resort would charge. If there is plenty of availability in equal or better resorts for that week, you may have to lower that amount substantially. List the rental as early as you can, you can lower the price later.

Q:  I have my timeshare listed for sale on http://www.MyResortNetwork.com, and I've been contacted by an interested party. He's asking questions I don't understand or know the answers to, regarding the deed, how we transfer the money, who pays for what, etc.  What now?...George C.

Ty:  The last thing you want is delays or problems with closing the sale.  Timeshares are a high ticket item, and a big commitment.  Any hesitation or uncertainty on your part can make the buyer nervous, resulting in a "NO SALE".  Contact a closing company that specializes in timeshares, not general real estate.  There are three timeshare closing companies that advertise on http://www.MyResortNetwork.com, any of them can handle the entire process.  They will typically get the job done faster and cheaper than a traditional title company, and they better understand the nuances of timeshare transactions.

TRAVEL TRENDS

One of the biggest changes in the timeshare industry over the last 30 years is the emergence of brand name chains, like Fairfield, Worldmark, Marriott, Starwood, Hilton, Hyatt and others.  Almost every timeshare developed in the last 5 years or more has been affiliated with a chain.  These chains offer the flexibility demanded by most buyers, who realize they don't necessarily want to visit the same location every year.  Also, as their family size changes, they can reserve different size rooms as needed.  Of course, there is a price for this flexibility, so like everything in life, it's a tradeoff.  Over the next few issues, we'll examine several of these chains.  But for this issue, we'll look at the pros/cons of these chains vs. the traditional single location timeshares.

Marriott, Westin, HGVC, and many other timeshare chains like them evoke images of vacationing in style.  A Ritz-Carlton timeshare is more luxurious than the full time residences of most people reading this.  So is there still a place for the single location resort that was the industry standard for so many years?  

If a location has a prime location near the ski resort, beach, lake or golf course and has been well managed and well maintained, there's no reason it can't be an attractive destination. The single location resorts tend to be far less expensive than the chains. There are many people prefer a quieter, smaller resort, where they know the people who come year after year and build friendships. That's something you won't find at the chains. Some shining examples of single location resorts that have retained their original luster are Sandstone Creek in Vail, Whispering Woods in Oregon, Port O'Call on Hilton Head Island, The Falls at Ogunquit in Maine, Still Waters Condominium Resort in Branson, Orange Lake Country Club in Orlando, and hundreds of others.
