We have owned this week since feb of 2002. We have never exchanged it because we love staying there. Best Staff and Location on the beach. All Fees and taxes are current. They are very well maintained and have a great owner association board. Special assessments for 09,10, and 11 of $700/ year to build new balconies. This will make a great resort even better. 09 week reserved for 7/25 - 8/1
