Nice views, nice area, but villas are old, with old stained furniture,cobwebs, dirty carpets and small older hot tubs. Sofa is falling apart, literally and comforters smelt old and unwashed. Spacious but needs MAJOR updates. My girls and I cleaned the villa before we got somewhat comfortable for our week long stay. We covered the stained sofas with blankets. Stripped the comforters off the beds (did not used them, sheets were fine). And wore bedroom slippers to avoid touching the carpet with our feet. Some new carpet and new furniture and deco would make this place alot better to stay. And new larger hot tubs too.

Febuary 18, 2005. Just arrived home from this resort. The location of this resort is perfect; great for skiers .People in the area are very friendly. Sam Sneads restaurant has the best food there. Delaware Water Gap is an interesting area to visit. Ladies if you like to shop don't miss the flea market on Saturday and Sunday only. Lots of bargains! We stayed in unit 116. We like the location of this unit . It faces the river and is very quiet. The decor of the unit is very dull and almost depressing. At night there is not enough light in the house.There needs to be a TV in the master bedroom, the sheets are pieced together,and the matresses are of poor quality and broken down.These units need new matresses! OH my aching back!

Beautiful area, relaxing vacation time! Easy to get to from New York City, or anywhere in New York, New Jersey, or Pennsylvania. Timeshare membership entitles you to use of recreation facilities year-round. Clean, family-friendly recreation spot.
